These Terms of Service ("Terms") govern your use of the Shate2 mobile application and this website, operated by AHMED ALREFAAY EGYPT GROUP FOR RENT SHALET ("the Company", "we"). By creating an account or making a booking you agree to these Terms.
1. The service
Shate2 is a marketplace that connects guests looking for short coastal stays with hosts (owners) who list chalets, apartments and villas in Egypt. The Company operates the platform, reviews listings, processes payments and administers refunds. Except where a listing is operated by the Company itself, the rental agreement for a stay is between the guest and the host.
2. Accounts
You may register as a customer (guest) or an owner (host). You must provide accurate information and verify your phone number by OTP. You are responsible for keeping your credentials secure and for all activity on your account. One person may not maintain multiple accounts for abusive purposes.
3. Bookings
A booking request reserves your selected nights pending the host’s response; hosts usually respond within 24 hours. If the host does not respond in time, the request is cancelled automatically. Once accepted, you must complete payment within the payment window shown in the app, or the booking is cancelled. A confirmed booking entitles you to the stay described in the listing for the selected dates, with check-in from 2:00 PM and check-out by 12:00 PM unless the listing states otherwise.
4. Prices and payment
All prices are in Egyptian pounds (EGP). A 15% platform commission is added on top of the host’s nightly price and paid by the renter. Payment is made through the methods offered in the app (card or transfer with payment proof). Transfer payments are verified by our team before the booking is confirmed. Coupons apply only per their stated conditions.
5. Cancellations and refunds
Cancellations and refunds follow our Cancellation & Refund Policy: full refund 48 hours or more before the booking date; 50% refund 12 to 48 hours before; non-refundable under 12 hours or on no-show. Refund requests are submitted in the app and reviewed by our team.
6. Host obligations
Hosts must own or be authorised to rent the listed unit, describe it accurately with genuine photos, keep the availability calendar up to date (including blocking dates unavailable for personal use or maintenance), honour confirmed bookings, and comply with applicable laws. Listing descriptions are moderated and may not contain phone numbers or links. The Company may reject or remove listings that violate these rules.
7. Host earnings
Hosts receive their full nightly rate for completed bookings; the platform commission is paid by the renter on top. Earnings accumulate as an in-app balance and are paid out on withdrawal request to the account details the host provides. The Company may withhold payouts related to disputed or fraudulent bookings while they are investigated.
8. Conduct
You must not use Shate2 to circumvent the platform (e.g. moving confirmed bookings off-platform to avoid commission), post false reviews, harass other users, or engage in fraud. Reviews may only be left for completed stays.
9. Liability
The Company provides the platform "as is" and is not a party to disputes about the condition of a property beyond the remedies in the Cancellation & Refund Policy. To the extent permitted by law, our aggregate liability for any booking is limited to the amounts paid through the platform for that booking. Nothing in these Terms limits liability that cannot be limited under Egyptian law.
10. Termination
You may delete your account at any time from the app. We may suspend or terminate accounts that violate these Terms, after notice where practicable. Obligations arising from bookings made before termination survive it.
11. Governing law
These Terms are governed by the laws of the Arab Republic of Egypt, and disputes are subject to the jurisdiction of the competent Egyptian courts.
12. Changes
We may update these Terms; material changes are announced in the app. Continued use after changes take effect constitutes acceptance.
